ULI Washington Presents
November 1, 2016 @ 4:50 am - 6:10 am UTC+0
Developments over the past decade have transformed the District and established strong precedence at local and national levels. Neighborhoods that once lagged in foot-traffic now compete for top rents and catalyze stronger investments. Developers with vision saw areas such as Shaw, Union Market, 14th Street, H Street, the Southwest Waterfront, and the Capitol Riverfront and imbued new, energetic identities into these now-established neighborhoods. Fueled by economic development and population growth, urbanization also sets the stage for the next wave of visionary transformations at Buzzard Point, Skyland Town Center, St. Elizabeth’s East, and Eckington.
Please join ULI Washington for an exciting panel featuring leaders in real estate who have been “first-in” to DC’s emerging neighborhoods discussing insights that led them to commit to certain neighborhoods over other areas, and projecting burgeoning neighborhoods poised for long-term investment success.
Topics for discussion:
- What characteristics make certain emerging neighborhoods poised for development versus those that are not?
- What propelled these decision-makers to be the “first-in” on major new residential projects in these neighborhoods?
- How are investments in emerging neighborhoods underwritten/capitalized when there are no comps?
- What is pushing the next generation of investment in these areas?
- How will these new projects shape the District for generations to come?
- What was the tipping point for higher density residential development in these areas?
- What are the next big emerging markets and why are they positioned for success?
